Each apartment is sold ‘leasehold’ and, depending on the scheme, either a new lease of 60 years is issued or the existing lease is assigned to the new owner. The freehold remains with ClwydAlyn and we maintain the building and all communal areas.
In addition, a monthly Service Charge is also payable, to cover costs such as repair and maintenance work to the building, window cleaning, lighting, alarm-call system, and the general upkeep of the property and grounds.
Who is Responsible for Repairs and Maintenance?
Leaseholders are responsible for all internal repairs, maintenance and decoration to their apartment.
ClwydAlyn – on behalf of the Leaseholders – undertakes all external repairs, maintenance, redecoration, window cleaning, upkeep of the grounds and communal areas, roads and lighting, ‘good neighbour scheme’ (if applicable) and the ‘Care Line’ alarm-call system – the costs of which are met through the monthly Service Charge.

Yes, you are responsible for maintenance, repairs and decoration within your apartment.
ClwydAlyn will carry out – on the leaseholders behalf – all maintenance, repairs and decoration to the building and communal areas with the cost of these works being covered by the monthly service charge.
All schemes pay a monthly service charge. This covers repairs, maintenance and decoration to the building and communal areas, as well as other items such as compliance obligations for lifts, fire alarms, careline systems, door entry systems etc.
The majority have no rent to pay, as most apartments are sold 100% leasehold.
It depends on the lease set up originally for the scheme. Some scheme’s were set up with a standard 99 year lease, which has to be assigned on sale, to a new owner and some schemes were set up with a 60 year lease which has to be renewed each time.
You can extend your lease at any time, which makes it more attractive when you want to sell, as mortgages can be difficult to obtain on a short lease.
